How much $?
Spaces start at $450/month and increase based on size and features.
What are the upfront costs like?
For the smaller commercial spaces with a signed lease we accept prepaid first months rent + one months rent held towards last months rent (as lease my be extended or expanded) + 1/2 months rent security deposit (this typically totals 2.5 times the rental amount). For retail space is depends upon the lease.
Is there a cost for the Conference room?
No. It is available on a first come first serve basis by reservations made through the property manager.
What do the spaces look like inside?
Space are open. In the Sanborn Building there are reclaimed wood floors, freshly painted walls with oversized sash windows. In the Valhalla Building most spaces have carpet tiles (you can lay click together flooring over it. Other features common to all spaces are: ceiling fans, individually controlled heaters. All the buildings have waiting areas. Some spaces have small storage closets or large windows or exposed brick. Most 95% of spaces have available plumbing in the walls for a sink inside the suite if desired. The different buildings each have distinct characteristics and features. There are shared waiting areas on each floor adjacent to the elevator.
The buildings have professional lobbies, with directories of businesses on display.
Can I repaint and decorate my Space?
Yes! Most office spaces may be repainted a uniform light color without landlord approval per the Lease. Most decorations are fine, if you have some big ideas please ask your property manager if the changes are acceptable.
Can I have a sink in my space?
Most spaces can have a sink installed for a small rent increase -- do check with the Property Manager if you are interested.
Can I combine 2 or more Spaces?
This may be possible! Depending on the location of the office if an adjacent space is available in most cases they can be combined. Contact us with your space needs and we are happy to work with you to find your business a home.
What’s the Ballard neighborhood like?
Ballard started as it’s own town before it was annexed by the city of Seattle. It has a unique atmosphere with a Scandinavian influence and fishing culture, which is heightened by its many oyster bars and seafood restaurants. Old-town Ballard is full of fabulous dining options and boutique shops. There is a growing population of 18,500+ people within a one mile radius. It's a vital, walkable neighborhood with a vibrant weekly Sunday Market which goes on all year. Additionally there are great gyms, yoga space, happy hours and lunch spots.
What utilities are included?
For the Office spaces all utilities (heat, power, water, sewer and garbage) are included in rent. Basic internet/WiFi is included too but we cannot guarantee it, for dedicated service please secure an outside provider. You can get services from Century Link and Comcast to any of the buildings.

Phone, cable, super-high-speed internet, janitorial cleaning inside your space.
Parking?
Street parking on Ballard Ave NW is $2/hour, the side streets are $1/hour and along Shilshole and down Leary there is free parking. Additionally there are some very good early bird parking specials ($5+tax) in parking garages and lots within on the block.
Are there any other costs for the office spaces?
No.
Is there a waiting area or conference room?
We have waiting areas in each building on each floor. There is one conference room in the Valhalla Building for tenant use.

We accept rents via good fund Checks, ACH or Bank Transfers. You may elect to pay by credit card although the merchant processing fees will be bill back to tenants.

Ballard is a great day time neighborhood! It is a medium paced neighborhood with great amenities for you, your employees and clients. The Olympic Health Club is at the corner. There are three other gyms close by as well as several yoga studios. So many lunch options and happy hours, as well as great shops.
